Mortgage Rates Top 7% as Bond Yields Reach Two-Decade Highs
The average 30-year fixed mortgage rate climbed to 7.03%, the highest level since January 2025, after five consecutive weeks of increases. At the same time, bond yields moved to their highest levels in roughly two decades. Higher yields ripple through the economy by increasing the cost of borrowing for consumers and businesses, while also offering savers more attractive income opportunities.
Why It Matters: Higher long-term rates can pressure both equity valuations and interest-rate-sensitive assets, while raising financing costs across the economy. For portfolios, this reinforces the importance of being selective about duration and credit exposure. Our fixed-income positioning continues to emphasize income generation and risk control rather than making an aggressive bet on falling rates.
Home Prices Rise, but Continue to Trail Inflation
U.S. home prices continued to increase in July, but the gains remained modest relative to broader inflation. The S&P Cotality Case-Shiller 20-City Composite rose 2.47% from a year earlier, while the national index increased 1.93%. By comparison, inflation was running at 3.4%, marking the 14th consecutive month in which home prices failed to keep pace with inflation in real terms.
Why It Matters: Housing remains caught between limited affordability and uneven price resilience. Existing homeowners may still see nominal price appreciation, but higher mortgage rates make new purchases more expensive and inflation continues to erode the real value of those gains. The wide differences among individual cities also reinforce why broad national headlines can hide very different local economic conditions.
